Understanding the Median House Indicators



Median House or Unit price indicators are one method of following growth in property. In reality it only shows activity and not a true growth pattern. 

At our disposal today we have many statistical elements we can review, although the primary element is your specific property requirements. Your own tastes will have many unique factors that are different from many other properties even in your immediate area. The differences in properties is what keeps owner occupiers searching to find the one that matches their likes and critically for a price that is acceptable to them. From interior finishes, flow and design of a floor plan, style and type of brick or facade material, outdoor flow, number of people it accommodates and the location. What surrounds the property, how many minutes walk to transp[ort, shops, schools or lifestyle factors such as parks. Each person examines property differently and even when we sell property we only need to find one person/couple/family that wishes to buy it.

If it is a property that will attract multiple buyers then it may go to auction, this could push a result up higher for the seller in the right circumstances. All these factos go into just one singular sale, so when we examine a property, the key components, it's location we examine far more than just an activity of sales indicator such as the median activity price.

Median prices, are influenced time and time again by small to moderate size project/developments which may either create a false positive or conversly they may just be pointing in the direction the given location is heading. These false positives and in turn false negatives can see many people not basing their decisions on the right information. 

The key element is the growth of similar properties, not the overall of the Suburb or Region. That's like comparing apples with oranges, mango's and bananas. We need to find comparable sales and verifiaction for the "Apples" being the type and style of property under consideration for you.

In the ideal world, each person could seek out a very experienced investment property consultant that had the ability to truely examine and assess the property is a match to their specific needs and goals plus being a good choice based on real substance rather than just an activity indicator.
